Acorus has secured full planning permission for two dwellings in West Devon.
Initially Class Q was granted, in 2019, for the change of use of an agricultural building, into two semi-detached dwellings. The agricultural building was originally used for housing cattle, and was part of an established agricultural unit, with land used for arable cropping and grazing.
The Class Q was followed by the approval of a fallback application in 2020, for the demolition of the existing agricultural building and the erection of two three-storey rural detached cottages. The design of the dwellings were brick walls and slate tiled roof, to reflect the rural nature of the location and that of many rural buildings.
At the request of a new client, in 2021, an application for an amended scheme, for two two-storey, five-bedroom dwellings, was submitted and approved. The scheme was amended for the dwellings to appear agricultural in external design, to reflect and enhance the immediate setting. In addition, the dwellings are designed to make the most of the views of Dartmoor.
The scheme incorporated and placed emphasis on supporting an on-site renewable and low carbon energy sustainable design. The design includes zinc and cedar with triple glazing, ground source heat pumps, MVHR and underfloor heating. The dwellings achieve an A rated EPC.
The Local Planning Authority applauded Acorus for the design. In particular, they liked the ethos of retaining an agricultural theme and designing around the concept of a converted steel framed building, whilst providing contemporary modern living.
The two dwellings approved under the amended scheme have now been built and are for sale on the open market.
