Commissioned by Wycombe District Council, Acorus Rural Property Services Ltd evaluated an application to lift an agricultural tie from a property in Buckinghamshire.
Acorus submitted an impartial report stating there was no longer a need for the restriction as the holding was small and the land quality poor. The occupancy condition had not been complied with for some time with poor quality fencing and hedges which have not been trimmed or maintained. The access was narrow and would not be suitable for modern agricultural vehicles.
Acorus concluded there was no likelihood that the property would be farmed as a unit in the future and therefore there was no need on the holding for the tie. However, as the property had not been marketed, need in the locality was unproven.
